Home Buyer Inspection Services
Standard Residential Home Inspection
The most popular service I offer, this is a comprehensive and detailed evaluation
of the visible and accessible major elements of the home. This inspection includes
over 300 items, from the foundation to the roof and all the major systems of the
house including electrical, plumbing and heating/air conditioning. The inspection
takes between 2 1/2 and 3 hours depending on the size of the home.
This inspection includes:
- Structural Components: Foundation types, sills, joists, beams, and support columns, retaining walls, accessible under floor crawlspaces, etc.
- Exterior Components: Siding, trim, eaves, fascias, windows, decks and porches, gutters and downspouts, driveways, grading and drainage.
- Roofing: Roofing types, flashings, chimneys, skylights, dormers, ventilation.
- Plumbing: Piping materials, fixtures, faucets, water heating and fuel storage systems, etc.
- Electrical: Accessible wiring from the street to meter to panel, main service panels, subpanels, lighting, switches, receptacles, GFCI's, AFCI's, etc.
- Heating: Equipment types, distribution systems, normal operating controls, flues, etc.
- Air Conditioning and Heat Pumps: Cooling and air-handling equipment controls and ducting, etc.
- Interior: Ceilings, floors, railings, doors and windows, stairs.
- Insulation and Ventilation: Attic, basement, insulation types, kitchen and bathroom fans, etc.
- Fireplaces: dampers, hearth, masonry condition

Homeowner Inspection Services
Builder's Warranty Expiration Inspection
This inspection is performed approximately 30 days before the expiration of
the builder's one-year new home warranty. This inspection addresses any
warranty-related concerns that you may want to bring to the builder's attention,
and allows time for any necessary repairs before the warranty expires.
With BONSAI's warranty expiration inspection, you'll know if your new
home was constructed with quality in mind, for your peace of mind.
