The most popular service I offer, this is a comprehensive and detailed evaluation of the visible and accessible major elements of the home. This inspection includes over 300 items, from the foundation to the roof and all the major systems of the house including electrical, plumbing and heating/air conditioning. The inspection takes between 2 1/2 and 3 hours depending on the size of the home.

• Structural Components: Foundation types, sills, joists, beams, and support columns, retaining walls, accessible under floor crawlspaces, etc.
• Exterior Components: Siding, trim, eaves, fascias, windows, decks and porches, gutters and downspouts, driveways, grading and drainage.
• Roofing: Roofing types, flashings, chimneys, skylights, dormers, ventilation.
• Plumbing: Piping materials, fixtures, faucets, water heating and fuel storage systems, etc.
• Electrical: Accessible wiring from the street to meter to panel, main service panels, subpanels, lighting, switches, receptacles, GFCI's, AFCI's, etc.
• Heating: Equipment types, distribution systems, normal operating controls, flues, etc.
• Air Conditioning and Heat Pumps: Cooling and air-handling equipment controls and ducting, etc.
• Interior: Ceilings, floors, railings, doors and windows, stairs.
• Insulation and Ventilation: Attic, basement, insulation types, kitchen and bathroom fans, etc.
• Fireplaces: dampers, hearth, masonry condition

• Additionally, where possible, I will run, test, or operate: Kitchen appliances, indoor Jacuzzi tubs, heating and/or air conditioning systems, ceiling fans, etc.
